The acquisition of the Domaine Charlevoix by its current landlord, Société de
Développement Domaine Charlevoix, was made at the end of the year 2004. In an effort to assent to
customer requests asking to take further advantage of the Domaine’s magnificent attributes, the landlord’s
wish is to render a portion of the territory accessible for improvements such as a residential resort
development that is integrated to its surroundings, all the while minimizing the exploitation of the Nature
Park and preserving its environment.
Elaborated by a firm of professional
town planners, the conceptual philosophy behind the development
and planning of the territory is to adhere to a perspective
of conservation, maintaining the tourism and recreational
character of the Domaine Charlevoix and the exploitation of
its Nature Park. Although the planning of private residential
zones inside the Park will be privileged, the accessibility
to these zones will be strictly controlled at a benefit exclusively
reserved for its residents.
The territory’s geophysical characteristics
and municipal regulations are the principle factors used to
properly orient the planning of all access and circulation
routes, the development of residential areas, as well as future
zones planned for tourism and recreation and commercial infrastructures.
The residential areas under development are divided
into two types of dwellings. The first zone under development,
an area of approximately twenty-eight hectares (70 acres),
will be subdivided into some eighty lots. Each lot will be
a minimum of 3000 square meters (32 300 square feet) and reserved
for building detached, villa lodge types of residential dwellings.
The second zone, an area of approximately sixteen hectares
(40 acres), will be subdivided into forty-two lots. Each of
these lots will be also be a minimum of 3000 square meters
(32 300 square feet), however these will be reserved for building
condo-villa lodge types of residential dwellings containing
islets of three condo-villa dwellings per lot.
Each residential lot is sold with essential services
such as electricity and telephone lines disposed in a manner
that protects the visual beauty of the environment. The domestic
water supply for each property will be provided by an artesian
well located on the property or in its proximity. In accordance
with governmental regulations, every lot must also be provided
with septic tanks and water purification areas.
The land’s configuration and angle of declination
permits almost all dwellings to boast an impressive panoramic
view of the St-Lawrence River and l’Isle-aux-Coudres.
The dwelling layouts and openings on every lot face the South-Eastern
and South-Western axes, thus welcoming warm sunshine inside
each of the villas and condo-villas.
